When developing a SuDS strategy, we assess the site’s layout, ground conditions, land use, existing drainage networks, and rainfall characteristics.
The design also addresses water quality, ecological impact, and flood prevention to deliver a balanced and sustainable drainage solution.
The process generally entails a SAB pre-application to agree principles ahead of more detailed design for the full SAB submission.
Each authority have varying degree of responsiveness to SAB pre-apps but the Full App is to be determined at end of a 7 week assessment period.
Often the period is extended to allow for minor iterations to design as a result of questions raised or clarity being sought by the SAB.
A Section 38 agreement can be used when a developer proposes to construct a new estate road for residential, industrial or general purpose traffic that may be offered to the Highway Authority for adoption as a public highway along with associated infrastructure such as drains, lighting and supporting structures.
A section 278 agreement is needed generally for work affecting the highway and allows developers to enter into a legal agreement with the local authority to make permanent alterations or improvements to a public highway.
The more simplistic Section 184 agreement allows for the provision of a vehicle crossing across a footway or verge land, i.e to facilitate a simple driveway access.
